Orion has begun construction of a $72 million mixed-use development in the heart of Grand Rapids that adds a new office tower and hotel to the downtown mix.

When it opens in 2019, the project will transform a surface-level Ellis Parking lot at 150 Ottawa Ave. into a 15-story office building and a 12-story hotel. The team celebrated a groundbreaking ceremony today at 11 a.m. with anchor tenants Warner Norcross &amp; Judd LLP, Chemical Bank and Hyatt Place. Orion has mobilized the site at the corner of Ottawa Avenue and Pearl Street for what will be the company’s largest development to date.   “This groundbreaking event is the culmination of years of collaboration between the landowner, our tenants, lenders, investor partners, the Downtown Development Authority, Downtown Grand Rapids Inc., the city of Grand Rapids, the Michigan Economic Development Corporation and the entire Orion team,” said Orion Real Estate Solutions President John Wheeler. “Today marks the beginning of construction. In two years the city will have a landmark block of offices, restaurants, hotel, parking structure and support services that will employ hundreds of people in the urban core.     “Orion is very proud of this project and is thankful to all of those involved to make it a reality.”   The development will feature two separate buildings: The Warner Building, a 291,549 square-foot, 15-story office building; and Hyatt Place Grand Rapids – Downtown, a 114,312 square-foot, 12-story select-service hotel.

The footings, foundation and parking decks will be poured first, followed by the installation of a 22-story tower crane which will remain for the duration of the project. &nbsp; The Hyatt Place hotel footprint will serve as a staging area for the office building steel equipment. Construction will begin on the hotel once the steel is in place on the office building. &nbsp; “This project involves revitalizing a surface parking lot, which is not the most effective use of space in the city’s core,” said Concept Design Vice President Tom Tooley. “Building a mixed-use structure benefits Grand Rapids in a multitude of ways, such as providing a new Class A office building, keeping a major tenant in the core, establishing a new hotel brand for our downtown, adding a more efficient parking structure and establishing new retail and restaurant space. &nbsp; “We are proud of this project as it is an exciting addition to our downtown skyline and creates a vibrant pedestrian experience for the entire downtown.”
