55 Ionia Partners, LLC, renovated the former Morton hotel into modern, market-rate apartments, residential condominiums, and office and retail space. The structure is a combination of two buildings with historical significance, combining three basements and reaching 14 floors.
Warner’s Construction Industry Group prepared and negotiated all contracts for the complex design and construction activities of the two-building facility.
Our Condominiums Law team prepared condominium documents for individual ownerships of various parts of the building while allowing the building to operate as an integrated mixed-use development. We also worked closely with the city of Grand Rapids to allow enhancements to the project through cosmetic improvements, adding aesthetically to the surrounding areas. Further, we prepared and negotiated brokerage and management agreements.
Warner’s Real Estate team and Commercial Finance Law team worked with in-house counsel to secure financing for the construction of the project, including review of loan documents and resolution of title and survey issues.
